TERMS & CONDITIONS:

MENDEZ ESTATES shall provide its services to any individual or family across the country who agrees to the following business terms and conditions:

  1. To become a fully paid-up member of MENDEZ ESTATES.
  2. To commit to pay house rentals on a monthly basis to MENDEZ ESTATES for an agreed period ranging between 5 years to 20 years
  3. To surrender title deeds of land as collateral to MENDEZ ESTATES. This is the same land on which the house shall be built on. As collateral, title deeds or landownership papers shall be held in escrow by our lawyers until the full purchase price is paid. Ownership transfers automatically upon final payment, and deeds are released within 30 days. In case of default, MENDEZ ESTATES will follow a structured repossession process as per Zambian law, with any surplus funds returned to the client after sale of the property.
  4. To become a tenant of MENDEZ ESTATES for an agreed rental period.
  5. To agree that, ownership of the rented house shall only be transferred to the tenant upon MENDEZ ESTATES receiving the full purchase price of the house from the purchasing tenant (or the last payment is received by MENDEZ ESTATES).

MEMBERSHIP FEE:

  • A one-time membership fee of ZMW 2,500.00 is required on submitting the MEMBERSHIP FORM. If construction of your house does not commence within 90 days of deposit payment, the membership fee together with all other initial deposits made is fully refundable.

    NOTE: Only monthly RENTALS are payable through our Bank Account which is given only to fully registered member clients in their contracts.
